On Tuesday of this week we submitted our plans to the department of buildings (DOB) for a building permit and the Landmarks Preservation Commission (LPC) for a certificate of no effect. I gotta say, it has been a bear getting this out the door. We are primarily filing with the DOB because we are modifying the current certificate of occupancy from a four family building with an owner’s duplex on the top two floors to a four family building with an owner’s duplex on the ground and parlor floors. We are applying as Alt 2 Directive 45 as we are not altering the overall occupancy of the building. This makes our renovation a little easier and creates less hurdles in the permit application process. The building is currently a four family residential building and it will remain a four family residential building.
We also need to file our drawings with LPC because the property is located within the proposed Bedford Corners historic district which is calendared for approval and as such falls under the jurisdiction of LPC. Although we are not altering the exterior of the building we are still required to file with landmarks. Our application to LPC is for a certificate of no effect, as we are not changing any significant exterior architectural details. All of the work we are doing is primarily interior renovations, which is where the beef is!
All in all it should take us about 40 days to get our permit.

The Zune concentrates on being a Portable Media Player. Not a web browser. Not a game machine.
